Riviera Village: South Redondo's Walkable Downtown

I spend a lot of time in Riviera Village — meeting clients for coffee before a showing, walking a listing's neighborhood with a buyer, or just grabbing dinner after a long day of open houses. It's one of those rare South Bay pockets where you can park once and do everything: eat, shop, sit outside with a drink, and watch the town go by. When I'm talking with buyers about what day-to-day life actually looks like in South Redondo, this is usually the first place I bring up.

Riviera Village sits in South Redondo Beach, centered on Catalina Avenue between Pacific Coast Highway and the ocean, just below the bluffs of the Palos Verdes coves. Its walkable, triangular layout isn't an accident — as commercial patterns shifted through the area in the mid-20th century, local shopkeepers reshaped the district into a compact, pedestrian-friendly village with shops, restaurants, and parking all within a few blocks of each other. That layout is still the reason the Village works as well as it does today: you can leave your car in the triangle lot off Catalina and Elena and reach most of what you need on foot.

The businesses have their own history, too. The Bull Pen, a steakhouse serving prime rib and its well-known Bull Pen Burger, has been a Redondo Beach institution since 1948, and has anchored the area since settling into its current Village spot decades ago. Around it, the district has grown into a mix of independent boutiques, galleries, salons, and restaurants — over 300 businesses by the city's count — mostly locally owned rather than chains. Every Sunday morning, the triangle lot fills in for the certified farmers market, and the Village hosts a Summer Festival with local art and live music and a Holiday Stroll each December with lights, carolers, and Santa. It also sits right on the Strand's beach bike path, so it's an easy pedal or walk from the Esplanade above the water to a coffee shop or dinner table on Catalina.

Buyers who want to live near Riviera Village are usually chasing the same thing: the ability to walk to real errands and real evenings out, not just a scenic drive. It's the difference between having a beach-adjacent address and actually living in a neighborhood where you know the person at the coffee counter and the farmers market is part of your weekend routine. For a lot of my clients, that walkability and sense of an actual town center is worth more than square footage — it changes how you use a house, not just where it sits.
